Tips on purchasing the recreational property of your dreams

Ahhhh, the cottage life - sitting back and relaxing in the sunshine by the lake, is there anything better? If this is a dream that you're hoping to turn into a reality, here are a few pointers before you purchase a recreational property.

First things first, make your wish list. Know what it is you are looking for. There are many things to consider and decisions to make. Do you want a property that is waterfront or within walking distance to the water? Do you plan to use the cottage all year or just during the summer? What location do you have in mind and how far are you willing to drive? What type of lake would be ideal - a smaller or larger lake? Your answers will help narrow your search.

Then, find a good realtor to work with. Recreational properties are a lot harder to find than residential ones and there's only so much lakefront property available. So in most cases you'll have to act quickly (but also cautiously) when purchasing your dream property. Once you find the one you want, don't hesitate, because most cottages do move quickly.

Know your price range and determine how much you want to spend. Get your financing in order in advance. It's important to know ahead of time that mortgages for recreational properties may be subject to different lending requirements and higher interest rates than your home. Getting pre-approved from your bank will make your cottage purchase go more smoothly.

The same as you do with buying a residential home, you'll want to have a home inspector go through the cottage prior to buying. Also, do your research about the property including looking into its amenities and utilities, as well as possible issues with shoreline, water and wildlife. Check also for things you may need to be aware of like cottage and property boundary line issues, survey issues, zoning, septic system failures and the water well supply.
