When it comes to selling, it's important to remember that potential buyers start analyzing your home long before they walk through the front door. Most house hunts nowadays begin online, with buyers checking out MLS photos. Many will do a drive-by to check out the neighbourhood and your home "in person." This is why it's so vital to work on your curb appeal, especially during the warmer months when there isn't any snow to camouflage the flaws!
Here are some tips for creating pleasing curb appeal:
1. Get rid of the clutter. Just as you would inside the home, store away items that are not needed or in use i.e. kids toys, bicycles, recycling bins, garbage cans, yard tools, etc.
2. Repaint windows sills and garage doors if paint is chipping or peeling.
3. Get rid of the weeds. Take the time to weed your garden and spruce up the lawn.
4. Keep it neat and tidy. While you may adore your faux garden critters, wire fencing and decorative statues, a few too many can make things look cluttered. Pack everything away for your new home and keep garden décor to a minimum when selling.
5. Remove any dead or dying plants, shrubs or trees.
6. Trim overgrown bushes, hedges and trees.
7. Keep your lawn trimmed, plant flowers and add a layer of fresh mulch to garden beds.
8. Jazz up your front door. A fresh coat of paint or even a good cleaning can make a huge difference.
9. Replace the mailbox if yours is old and tired looking.
10. Add decorative lighting, keeping in mind that many potential buyers will visit in the evening. Low voltage landscape lighting will have a positive impact on your home's curb appeal, while also making your walkway safer.
11. Address the driveway if needed. Repair any cracks, remove stains and have it resealed.
